March Sales

There were two closed transactions within Mauna Kea Resort last month.

Mauna Kea Realty represented the Seller and worked directly with the Buyer of Villa #34 which sold last month for $3.395 Million. Mauna Kea Realty was able to put the unit in escrow after only two (2) days on the market. The original 2 bedroom 2.5 bathroom unit consists of 2,684 interior square feet. Local Trends

Mauna Kea Resort ownership revoked of subdivision permits for 9-unit residential development project; instead, Mauna Kea Resort plans capital improvements that are expected to exceed $100 Million

The County of Hawaii Planning Department recently rescinded the approval of a 9-unit residential project which effectively brings an end to any third party development at Mauna Kea Resort. The County’s decision to revoke the subdivision has a large part to do with the significant efforts of the homeowner’s association legal counsel. The dispute dates back to May of 2018 when the approval was originally granted. This decision will preserve the Luau grounds and Seaside Tennis Club which are sacred and nostalgic areas for most of us. Instead, Mauna Kea Resort ownership is planning to invest more than $100M into resort capital improvements. The new projects include a substantial spa located on the North Garden grounds and lap pool below a new fitness center in what is currently the Garden Room. Additionally, all guest rooms will be updated, and the golf course will be substantially improved. Lastly, there will be an extension of the Manta outdoor seating below its existing outdoor seating. Mauna Kea Resort ownership is proceeding on a fast track and expects to complete the improvements by the end of 2021. I will continue to keep you updated on the plans for the improvements once final filings with the County are made. This significant financial commitment on the part of Mauna Kea Resort’s ownership group bodes well for hotel guests, homeowners, employees and the community at large.

Do you have any further information about what is meant by “the golf course will be substantially improved”? Any idea what is planned?

Hi Philip,

If all goes as planned, the bunkers will be worked on and the grass on the greens will be changing from Bermuda grass to Paspalum grass.>
