D.R. Horton presented new details on the Ka Malanai project in Kailua to Realtors just hours ago.

Price: $500K-$600K range for 1 bedroom, $600K-$800K range for 2 bedrooms, $800K-$900K range for 3 bedrooms. The exact prices are not set and are not allowed to be released until the public notice expected in late December.

When: A lottery for buildings 1 & 2, closest to the business district, is planned for early January 2014. Delivery of the first homes is expected in April-May 2014.

What: Location, Location, Location in the heart of Kailua…The complex will have minimal community amenities. No pool. No resident manager. Association fees are expected to be in the $400-$700/month range and will include water, sewer, grounds-keeping, property management, and community insurance.

Pets: Yes, this will be a pet friendly building. There will be quantity, size, and type limitations.

The six buildings currently under construction on the five acre site will be arranged perpendicular to Kailua Rd. in three groups of two, with courtyards in between, minimizing the visual effect from the street. 

The setting is described as “urban,” but that description may cause those who are familiar with the laid-back, beach town of Kailua to chuckle.

The four story buildings will house parking on the first floors, and 153 residences on the upper floors. The buildings at the business center end will be completed first, and the buildings at the Lanikai end will be last, finishing in late 2014.
