D.R. Horton Builds Ka Malanai Condos in Kailua, Hawaii

If you’re looking for new construction for a reasonable price in the heart of a beautiful beach town, this is it! Sales of D.R. Horton Hawaii’s condos in Kailua are scheduled to start in the late fall or early winter of 2013. Potential buyers should alert their agents to their interest now! The sale announcement will be publicized approximately two weeks in advance, and sales will be by lottery.

The units have 1, 2, or 3 bedrooms and range in size from approximately 800 square feet to 1,800 square feet. The project will include 153 condo units in six, four-story buildings, with parking on the first floors and residences on the upper three floors. So far, 4 floor plans have been published, which I’ll analyze in a future blog post.

The project is centrally located on Kailua Road opposite the Kailua District Park, within a block of:

  • Whole Foods
  • Macy’s
  • The future Target
  • Post Office
  • Farmer’s Market
  • Restaurants
  • Athletic Fields, and more

The ocean is less than a half mile away. The commutes to Kaneohe, downtown Honolulu, Pearl Harbor-Hickam, and Camp Smith are all under 30 minutes. Not bad if you have to work while living in paradise.

Hello Allison,
I plan to move to Hawaii with my daughter Jan or Feb if everything works out.
I need a place to live and considered renting a house / apartment or perhaps buying a home.
Lindsay and I plan to be in Oahu 11/8 to look around but just for a few days. Kailua is a great area but not sure if I can afford the condos / townhomes. The ad above states the properties will be reasonably priced…meaning?
My monthly budget is between 1k – 1800 per month. Do you think I could find something in this area to rent? If i choose to buy I really can’t pay more than $2k per month.
What do u think?

Aloha Jan, I’m no real estate agent but I’ve lived in Kailua for 15 yrs. $1800/mo will get u rent in a 1bed apt. Will need >$2k for anything bigger due in large part to military monthly stipend of $2k defines the market. I’d estimate the new apts mentioned in the article to be in start at $500k for 1bed units + maintenance fees. I don’t mean to bust your bubble at all but there is truth in the cost of paradise! I’ve registered an interest in these units but have heard nothing for a long time. Has Horton run into problems? Am I still on the list? The most important piece of information that is missing is price. Since this is a lottery, things might be improved if everyone had an idea of whether they could afford a unit in Ka Malanai. If DR Horton released guide-line prices (low to high), I would then know whether to remove my name from the list and move on.

What about the younger generation, true Kamaaina, whos families came by ship a 100 yrs ago, whom want to be new homeowners but cant fork up 900K for a condo! 900K??? That economic demographic belongs in Ko’olina or Kaka’ako….Lets not neglect the younger hard working adults! I earn around $4300/month which isn’t bad , but Isnt enough. I want to buy my own place, not have my hand out for Mom and Dads place!!! This place is located across the athletic park, not the beach park!!!

I often wondered about high cost living locations and how new generation survive. I feel for you as I made do on 5.15/hour not to long ago when I grew up. I voted yes to raising the minimum wage to 6.00 thinking I would earn more. But no, the stores raised their prices and my take home was still the same. Regardless, the cost of living became unaffordable. I still have not been able to buy my own place. However, not wanting the hand out I also decided to do what I had to, school, job, move.
I have to move away from home because I did not want the jobs required to make the money that came with the cost in the area.

I see this site is a year old. I’m looking at the Apts across the street. Any websites for renting as I can’t afford to purchase?

DR Horton and Schuler homes are the most disrespectful and inconsiderate neighbors on planet earth. I have had the great misfortune of living adjacent to the construction of these condominium since the very beginning it has been 3+ years. They have been working 5 to 6 days a week 8 to 11 hours a day creating so much noise and so much dust that it’s unimaginable. Of course, they will do nothing to help mitigate the effects to their neighbors. I hope the executives and management of these companies lose their jobs and are forced to live next to a construction site for the rest of their lives. I thought I had moved into a residential neighborhood 10+ years ago but have been living in a commercial construction zone for the last 3+ years. I feel like I’ve been put through some sort of psychological torture.
