@Katie – excellent question. The problem is that there have been NO sales in this area in the past few years that come close to being comparable to this home. It’s a unique newer home with a pool surrounded by an older neighborhood. A home is only worth what a buyer is willing to pay for it. Considering all those factors, my best educated guess is that it will sell in the mid $400’s. I’m willing to write up the offer for any buyer wanting to go for it.

Martha… well, the seller is now at 16% of his asking price from last January. All the statistics I’ve seen say we’re about 22-23% down in value from this time last year. I’m guessing they really need to be asking closer to $460k…
