West Maui Real Estate Market: Numbers on Paper, Lifestyle in Reality

The numbers are real.

Right now, the median sold price for a West Maui single-family home sits around $2.1–$2.2 million. In the luxury areasKapalua and Ka’anapali — that number climbs closer to $4.6 million, with most of those transactions driven by cash buyers.

Island-wide single-family median prices rose 20.4% year over year to $1,445,000, homes are averaging 186 days on market, and inventory is up 10.7%.

What they mean is this: the casual buyers left. The tire-kickers went home. The people still in this market, still buying, still selling, still showing up, because the spreadsheet didn’t scare them away.
