Staging Your Home: Is It Essential?

Recently, I have listed two properties in Waikoloa Village. Both properties needed to be staged before going on the market to sell. I enjoy staging a home, and I also enjoy giving pointers to those doing it themselves.

According to the National Association of Realtors, statistics show that staging a home allows the seller to receive a 17%-20% increase in sales price. It also lowers the days on the market (95% of staged homes sell in less than 11 days). Staging helps with marketing materials such as professional photos, flyers, social media, newsletters, mailers, and much more.

Grabbing the Attention of Buyers

Staging a home is just one part of selling a home. Attention to detail, accentuating the positive, and taking the time to think like a buyer is imperative when preparing your home for potential buyers. It is no longer an option; it’s a requirement. You want the buyer to visualize themselves and their families in the home. It’s about helping the buyer get in the mood to buy your home.

Staging Your Home Like a Pro

  1. Professionally Cleaned: Make sure the home is thoroughly cleaned and all windows & carpets. Hiring a professional cleaning service to do a deep cleaning before selling the house will significantly increase sales.
  2. Depersonalize: Make it easy for buyers to enjoy the home. Put yourself in their shoes and imagine walking through the house.
  3. Organization: Show the buyers that there is a lot of storage, counters, closets. Remember, buyers, look in these places.
  4. Move Furniture: Make sure you remove too much furniture or furnishings that may block pathways.
  5. Accentuate: You can add simple things like pillows and accessories. Keep the colors the same and use coastal themes (aqua and blues are popular).
  6. Make it Light and Bright: More light is always better. Remove items blocking windows, open blinds, and add lights if needed.
  7. Artwork and Nature: If you have artwork, keep it simple (landscapes or calming subjects). Add greenery such as green plants, orchids, or event realistic plastic green plants.

Simplicity

When a client is staging a home themselves, I always tell them “less is more.” Keep the house clean, tidy, and accessible. Remember when you are staging a home, your new motto — “less is more.”

Final Thoughts

Your home may not need a professional stager. It may only need decluttering, de-personalizing, and deep cleaning. I often stage a home by re-staging furniture and adding simple items to create an appealing environment for the buyer. It helps to create a welcoming feel. Simplicity is key.
