Are The Rising Housing Prices on Kauai’s East Side Starting to Slow?

East Side home prices have been steadily on the rise over the last couple years, but are they starting to slow down? During the second quarter of 2018 our median sales price has only increased by 0.40% and year to date the median sales price has increased over last year by 5.64%. These numbers are still rising, they are simply not rising as quickly as they did last year. Last year during the same time period our median sales price in Kapaa had jumped by a whopping 21.36% and the year to date median had increased by 12.50%. The current East Side median sales price is $627,500.

Although the fast rise in prices is slowing down, our median sales price is still strong. Previous years were still in the $500k range. The median sales price at the end of 2017 on Kauai’s East Side was $585,000. 2016 ended the year with a median of $533,000. Kapaa home prices are still very strong. Homes that were in the $500k range are now in the $600s. For a list of homes that sold this past quarter click here. For a list of all the active homes for sale on Kauai’s East Side click here.
