Poipu Beach Estates: Large Undeveloped Lots in Poipu’s Visitor Destination Area

Near the heart of the Poipu resort area you’ll find Poipu Beach Estates, one of the newest subdivisions on Kauai’s South Shore. This neighborhood is unique in both its offering of undeveloped lots right in Poipu, as well as its standing as the only subdivision in Poipu that allows you to build your home and an additional dwelling unit (ADU), all on the same property.

There are 106 lots at Poipu Beach Estates, with some properties backing up to the lush Kiahuna Golf Course. Most lots boast majestic mountain views, and all of them are a short bike ride away from Poipu Beach and other world-class beaches.

And since this community is in the Visitor Destination Area (VDA), short-term vacation rentals are permitted. 

This combination allows owners to build a primary residence to live in, and a part-time residence or vacation home to rent out on the same lot. Alternatively, both homes can be built as vacation rentals.

Owning property at Poipu Beach Estates is truly ideal for those who want to maximize the income potential of vacation renting, which may explain why there is nothing currently for sale in this subdivision. 

From my experience, Poipu Beach Estates’ buyers are those who value the opportunity to own a lot large enough for building two houses, maximizing their income by having at least one vacation rental on site. Anyone selling a home in reasonably good shape in desirable Poipu Beach Estates won’t have to wait long for an offer.
