Aepo Nei 18 is a garden of pavilions looking across the 8th hole at Kukuiʻula to the Pacific. Brand new and never lived in, the four-bedroom home by Architects+CO sits under low hipped roofs in lush tropical landscape, clad in coral stone and finished in teak. Kauai Bahia Construction developed and built it.

Morning light comes in from the east across the fairways and through the teak battens, laying stripes of sun across the floors. Moving between some of the private and shared spaces takes you through the garden. The pavilions keep everyone close while leaving room to be apart: a quiet room on one side, friends by the pool on the other.

Teak ceilings rise high over the rooms and run out to the deep overhangs, so the lānai feels like part of the living room. Large-format tile runs through the living spaces, with hardwood underfoot in the bedrooms. Floor-to-ceiling glass and sliding doors open the house to the fairways and the ocean, and with an outdoor BBQ and dining areas under the overhangs, lunch outside is the easy choice.

Bossa designed the interiors and furniture around white walls, teak, woven pendants and soft linen. The furniture is included.

The pool wraps the last pavilion. A fire pit sits in the water, a jacuzzi alongside, and the pool leads straight into a sauna, so an afternoon can move from a swim to the heat and back with the fairway and the ocean in view.

At the end of the day the whole sky over the Pacific fills with color, and the evening moves to the fire.

Inside, 3,492 sq ft holds four bedrooms, four full baths and a half bath, with an island kitchen and a split zoned climate system. An additional 611 sq ft and attached parking complete the 13,309 sq ft lot.
