Koloa Estates & Poipu Aina Estates: Gracious Upcountry Living Near Poipu

On one side of Poipu you’ll find the community of Koloa Estates and on the opposite side lies the Poipu Aina Estates subdivision. While both neighborhoods offer an attractive, unique pairing of upcountry living and proximity to the liveliness of Poipu without being in the middle of it, there are some key differences that set each community apart. 

Koloa Estates

When you drive into Koloa Estates, a massive entryway with mature foliage greets you and wide, palm tree-lined streets give you the sense that you are entering a truly special, established place. Koloa Estates’ 32 sites sit on at least a half an acre of land, and while the lots are not remarkably large, those who call Koloa Estates home enjoy lovely, gracious living. 

The gorgeous luxury homes in Koloa Estates are tucked away on Kauai’s South Shore, ensuring privacy and sunshine. Here, the average rainfall is notably less than the northern and eastern shores, and residents take advantage of the pleasant weather, enjoying outdoor activities and exploring the iconic surf breaks and snorkeling spots nearby. 

Koloa Estates is also close to an abundance of tennis courts and signature golf courses. And the fantastic walkability of Koloa Estates means that you can frequent renowned restaurants, the Shops at Kukui’ula, Poipu Shopping Village, the plantation-era charm of Old Koloa Town, and Poipu’s spectacular beaches without driving far.

Poipu Aina Estates

The bypass road to Poipu Aina Estates is lined with dazzling rainbow shower trees, setting the stage for the pastoral lifestyle that this small, exclusive subdivision delivers. As the only agricultural subdivision in Poipu with large acreage lots, you can have horses in Poipu Aina Estates, which lends to the upcountry charm. 

The association even runs a working sod farm that allows these luxury houses to maintain their agricultural status. And since Poipu Aina Estates is zoned ag-land, this greatly reduces the water bill for homeowners, and taxes are lower as well. 

If you own a home in Poipu Aina Estates, you’ll be close to the liveliness of Poipu while relishing the secluded atmosphere that upcountry living offers. Poipu Beach is nearby, as is Shipwreck Beach, the Grand Hyatt Poipu, Poipu Shopping Village, the Koloa Heritage Trail, Little Fish Coffee, and an array of dining establishments.

Poipu Aina Estates only has 17 home sites, on at least 2.5 acres. Out of the 17 available, only six homes have been built. Although there are two 2-story houses in the subdivision, homes here are only single story unless approval has been given for a second story.

Nearly half of the owners at Poipu Aina Estates live here full-time. And whether here part-time or all year round, everyone appreciates the stunning views of Mt. Kahili, Mt. Haupu, and the Kipu Ridge.

Vacation rentals are not permitted in either Koloa Estates or Poipu Aina Estates, ensuring quiet and privacy. And the appeal of upcountry living near Poipu’s attractions and activities has contributed to the growing popularity of both subdivisions among buyers. 

In Koloa Estates and Poipu Aina Estates, the lots available are sparse. In fact, I sold one lot in Poipu Aina Estates that never even had a chance to hit the market. Someone heard it was going to come on the market, and jumped in and bought it!

Sellers listing in the Koloa Estates and Poipu Aina Estates will find that the limited competition and high interest from buyers leads to houses that sell at top dollar, and relatively fast. Specifically, the beautiful estates in both of these South Shore communities have a price point of $2 million and up.

A Tight Market for Quiet, Pastoral Estates

From the horses grazing at Poipu Aina Estates, with Mt. Haupu on the horizon, to the grand entryway and tropical palms welcoming you home to Koloa Estates, it’s clear that living on either side of Poipu is an opportunity that many buyers are hoping for in this exceptionally tight market.
