2018 was another incredible year as far as sales volume in Maui Meadows! There were 31, yes, 31 closed sales in Maui Meadows last year with sold prices ranging from $650,000 to $1,875,000 and two other properties under contract in escrow, priced at $1,448,000 and $1,585,000, that did not close before the year flipped. That’s approximately a 10% increase in sales volume (28 total in 2017), but the total dollar amount decreased approximately 2.8% from $38,646,930 in 2017 to $37,569,600 in 2018; those numbers are impressive though!

As far as median sold price, 2018 saw an increase of approximately 3.4%; in 2017 the median price of Maui Meadows properties was $1,280,000 compared to $1,325,000 in 2018. Looking into days on the market, we noticed a slight drop; the average of sold properties in 2017 was 168 days versus 143 days in 2018.

At the time this blog was written, there were five sales under contract in escrow, including the two already mentioned above, and thirteen properties currently listed for sale with asking prices ranging from $1,285,000 to $2,750,000. The current days on the market of the active listings ranges from 12 to 247. One of the properties currently listed is at Kaimanu (not included in the range above), which is an exclusive gated community within Maui Meadows consisted of nine, two-acre parcels; this listing is currently priced at $3,995,000. The last sale at Kaimanu closed at $4,200,000 in July 2017 after 99 days on the market.
