#1 Get a Home & Termite Inspection
It’s important to fix health and safety issues prior to going on the market. It also shows potential buyers you’re transparent and have nothing to hide! By doing this first, there won’t be any unexpected surprises for you or the buyer.
#2 Have Your Home Appraised by a Licensed Local Appraiser
This can take the guesswork out of pricing and it ensures you don’t over or under price your home.
Believe it or not, that Zestimate everyone looks at… is not accurate… It’s just an algorithm and doesn’t take into consideration your upgrades, location, age, or even the size of your lot!
#3 Require the Buyer to be Pre-Approved, Not Just Pre-Qualified
You want the buyer to be “Underwritten or DU, Desk-Top Underwritten.” This means the lender has seen the buyers W-2s, bank statements and verified their employment. A buyer who provides a pre-approval letter shows they are qualified and ready to go.
#4 Offer a One-Year Home Warranty
This gives the buyers the assurance that if any issues come up, they are able to get it fixed for a nominal fee.
#5 Stage or Semi-Stage Your Home Both Inside & Out
You want buyers to be able to see themselves living in the home! Remove personal items, clutter, and pet items.
#6 Have All Your Disclosures Uploaded into the MLS
It’s a great way to be up-front about everything from when you replaced that old fridge and water heater, to the current maintenance and HOA fees.
#7 Be Flexible with Showings & Always Have Your Home Show Ready!
Don’t give a buyer the opportunity to fall in love with another home…when they could have fallen in love 
with yours first!
Always keep your home clean and smelling nice. This tells the buyer you have properly maintained it… and gives them more confidence in making an offer!
