4 Good Value Maui Meadows Homes For Sale – Update on Maui Meadows Homes

So, what’s selling in Maui Meadows?…Apparently a lot!

As of today, 8/10/11, there are currently 8 properties in escrow ranging in price from $499,900 (3145 Mapu Place, 2 bedrooms/1.5 bathrooms at 709 sq. ft.) to $1,599,000 (3228 Waileia Place, 4 bedrooms/3.5 bathrooms +ohana at 2,943 sq. ft). I haven’t seen this many homes in escrow, in such varying degrees of price ranges, in a while.

It causes me to be a little optimistic about the value in the Maui Meadows neighborhood and shows that people are turning to real estate as an investment once again. What is even more interesting to me is that 3 of the 8 listings in escrow are listed over $1M.

I also did a check of how many listings are currently available. There are 24 active listings in the area ranging in price from $375,000 (473 Hoala, 2 bedrooms/1 bathroom at 700 sq. ft.) to $2,688,000 (3417 Keha Drive, 6 bedrooms/8 bathrooms at 5,012 sq. ft.).

Here is a sampling of some of the homes in Maui Meadows that I feel are good values.

1. 3403 Akala Drive (MLS# 347797)—This 3 bedroom, 2 bathroom home is listed at $600,000—one of the lowest priced, entry level homes in the neighborhood.

2. 473 Hoala (MLS# 347445)—This home is an approved short sale listed at $800,000. I also chose this listing because it is a pole house and I have a weakness for them! It is just under 3,000 sq. ft. and ready for the taking. This one may require some work though.

3. 567 Kupulau Drive (MLS# 348950)—This home was just listed at $1,250,000. I chose this home because it has a lot of square footage (3,100 sq. ft.) and has a 700 sq. ft. ohana. It is surrounded by lush landscaping as well.

4. 3512 Hookipa Place (MLS# 345106)—This home was just reduced $200K to $1,650,000. It is one of the largest homes for sale in the area (over 5,500 sq. ft.), has an amazing ocean view, is a pole house, and is pretty high up in the neighborhood.
