Waimea Real Estate – July Sales Low in Numbers and Sales Price

This Aneknoa Estates home, just sold, sits on 2.5 acres

The Big Island’s town of Waimea (Kamuela) is still behind other parts of the Big Island in the housing market recovery, and July sales figures show the same pattern as previous months—low sales numbers and not much moving on the higher priced “dry side” of Waimea. For the month of July there isn’t much to report—only two sales—one on each side of town.

On the green side of town, there was a 3 bed / 2 bath house that sold for $215,000. This home was on Ironwood Lane and was a short sale.

The single sale on the dry side of Waimea was for a pre-foreclosure home built in 2008 and listed at $699,000, but sold at $650,000 after only 31 days on market. This home is in Anekona Estatates on a 2.5 acre parcel and has over 1300 square feet of covered lanais in additon to the living space. A great room with 20′ ceilings and a fireplace complete this home and made this the real deal of the month in Waimea. It seems the only way homes in the upper $800’s to $900’s and even the low million plus range will sell is when they’re priced like this home, in the “this is a DEAL!” range. 

It looks like future sales figures are going to be on the upswing for Waimea as there are now 19 properties in escrow. There is now one in escrow that is over the million dollar mark and three others over the $500,000 figure, but that leaves the remaining 14 homes all in the sub $500,000 range. So far as location goes, 12 of these are in the green side of Waimea; and of the seven dry side listings in escrow, four of these are at the Lualai subdivsion where prices run in the high $300,000’s to mid $400,000’s.
