Situated between Four Seasons and Fairmont Kealani on Maui’s south shore, Wailea Point, built in 1986 and expanded in 1987, comprises 279 units across 66 walk-up buildings. The units offer spacious, well-designed layouts, each featuring a personal garage and assigned parking. Amenities include a fitness center, swimming pools, barbecue areas, and tennis courts. Its prime location provides residents with easy access to Wailea and Polo Beaches, golf courses, shopping centers, and restaurants, making it a convenient and enjoyable place to live.
Wailea Point Village offers 66 two-story condos with two- and three-bedroom units ranging from 1,553 to 3,666 square feet. Additionally, there are multiple expanded 6-bedroom, 6-bath residences spanning 4,813 to 4,848 square feet.

What We Love
Wailea Point is a resort living without the hotel guests. The grounds, location, and layout are impeccable. The location between two of Maui’s best hotels and two of Maui’s best beaches is hard to beat.
What We Could Do Without
Wailea Point is zoned for hotel use, however, their bylaws do not allow for the unit to be rented for less than 6 months. This was voted in by the condo association, so it is wanted by the majority of the owners, but this does not allow for the highest and best use.

Long-term rentals are considered six months or longer here in Maui. You avoid some operations costs such as cleaning, higher management fees, and higher tax rates; however, you are likely to get more income running your unit as a short-term vacation rental. Long-term rentals also offer less flexibility for owner stays.
If your goal is not to maximize your ROI but to simply use the unit as you please, you can do so. You would pay the highest and best use for real property tax, but you would not be subject to the TAT and GET taxes (see below) associated with income-producing short-term units.

The zoning for Wailea Point Village is H1 & H2. As per Maui County Rules, vacation rentals are not allowed.
