There are showers to rinse off the beach sand and many grills and ample counter space to prepare meals outdoors. Wailea Ekahi borders both Okulani Drive and Wailea Alanui Drive that both residents and visitors enjoy for jogging or walking. It’s only a short walk along Wailea Alanui Drive to The Shops of Wailea, a popular shopping destination in the Wailea Resort with coffee cafes, restaurants, numerous shops, and an island-style take-out deli. World-class spas are nearby in the large resort properties on Wailea Alanui Drive. Are you an avid tennis player or golfer? The Wailea Tennis Club and The Wailea Golf Club are only a short drive away from Ekahi. Wailea’s Gold, Emerald and Blue courses offer stunning Maui views in a temperate climate.

Our 2021 Market Recap

Last year was a really busy year in Ekahi, with a total of 27 sales in all. The average sold price was $1.18 million, and the highest price paid was $2.2 million. Interesting fact: the average list price versus the average sale price was at 98% of the list price. So condos are selling right at list price for the most part. If we compare these years to other years, in 2020 there were 18 sales with an average of $1.12 million. In 2019, there were 23 sales at $1.19 million. In 2018, 17 sales at $1.16 million. And in 2017, there were 17 sales at a $1.1 million average. So, price points weren’t really moving a lot in the past five years.

To better understand these numbers, Wailea Ekahi has eight different floor plans. There are studios, 1-bedroom and 2-bedroom units. Reviewing the 27 sales in 2021, three were studio apartments averaging just under $704,000. There were 19 sales of 1-bedroom units averaging just under $1.1 million. And there were five sales of 2-bedroom units averaging just about $1.85 million. Keep in mind that these are in various locations with different views, proximity to the beach and with different upgrades.

Our 2022 Sales Update

Wailea Ekahi was on fire for the first quarter of 2022! From January 1 through March 31 there were a total of 9 sales. This is more than twice the amount of the 2021 first quarter with only four sales total. There were eight 1-bedroom units that went for an average sale price of $1.32m and a 2-bedroom unit that sold for $1.9m. The average days on market (date listed to date closed) was 90 days. As of today (April 22, 2022), there are two active units and two units pending. All four units are 1-bedroom. The two pending units are both 1-bedroom, 2-bath. Our listing, 33D, priced at $1.785m went pending in a week and 32D went pending in a few weeks. Things are off to a good start for a second quarter at Wailea Ekahi!
