Waikoloa Village Market Snapshot November 2023

Yes, my friends, it is that time again. Welcome to the November, 2023 edition of the Waikoloa Village Market Snapshot. Brought to you by your favorite REALTOR, Toby Kubler.

First, a little disclaimer. This data is taken directly from the Hawaii Information Service MLS on-line system. If the search is missing something, feel free to call or message me and I will do my best to adjust the search in next months edition of the market snapshot to make sure it gives the most complete data possible. Thanks for your understanding.

Also note that Waikoloa Village is a community located approximately 7 miles Mauka (up mountain) from the Waikoloa Beach Resort area.  It is not the area where Hilton named their resort Hilton Waikoloa Village on the Kohala Coast. Now that we’ve made that clear, lets look at the snapshot.

Waikoloa Village November 2023 Market Summary

There was a mere 7 properties SOLD in Waikoloa Village throughout the month of November, 2023. This is the lowest number I have recorded since I started these reports in March of this year. If we look at November of 2022 there were only 4 sales in Waikoloa Village. If we go to 2021, though we will find 17 sales during November.

When looking at data in such a small market it is important to understand that these blips are possible at times and may not indicate a larger slowing in the market. Let’s see what happens in December because, as you will see, there are plenty of homes, land and condos currently on the market in Waikoloa Village.

Of the properties SOLD this November, 4 were single family homes and 3 were condos.

On December 1st, 2023 there are 13 listings under contract/pending; 8 condos and 5 single family homes.

As of December 1st you will find 41 total properties for sale in Waikoloa Village; 9 vacant land listing, 7 condos, and 25 single-family homes.

Current Active Listings: December 1st, 2023 – Waikoloa Village

With 9 active land listings currently on the market in Waikoloa Village, if you are looking to find a place to build your dream home in The Village, this may be a great time to get into the market. With vacant lots ranging in price from $279k to $495k there should really be something for everyone looking to build in Waikoloa Village.

68-1840 Pili Kai Place features almost 1/3 of an acre on a quiet cul-de-sac surrounded by established homes and offers it’s new owners some of the nicest ocean, sunset and coastline views available in The Village for just $275k.






SOLD: November 2023 – Waikoloa Village

3 condos in SOLD in Waikoloa Village in November. A cute little updated 496 sq/ft studio SOLD in Waikoloa Village Condominiums for $370k after just 3 days on the market. The list price of  #A2AS2 was $360k. Waikoloa Village Condominiums does allow STVR’s and these little units listed at under $400k tend to be quite popular. The second condo, also in Waikoloa Village Condominiums, was the 765 sq ft unit#F110-FL2 featuring 1 bedroom and 1 bath along with some pretty fabulous coastline and ocean views, as well as a glimpse of Kawaihae Harbor, the base of Kohala Mountain and Maui in the distance. Listed at $525k this lovely unit SOLD for $522,500 cash after just one week on the market.

Finally, 3 bedroom 3 bath unit #C207 at Paniolo Greens (The Greens at Waikoloa) Sold after just 3 days on the market for over $4,000 above the list price of $597,797. These 1,208 square foot units feature townhouse style living with two stories, three lanais and golf course and mountain views. Paniolo Greens is a condotel and just a small percentage of these units are privately held by individual owners. Most are owned by Wyndham as timeshares or hotel rooms. The condo complex features a private pool, hot tub, recreation center, tennis/pickleball courts and an array of grilling areas throughout the property.

4 homes SOLD in the month of November in Waikoloa Village. The price range for single-family residential homes was $890k to $1 million.

Listed at $925k a bedroom 2 bath 1,526 sq/ft home SOLD for $890k using conventional financing after 25 days on the market. This home, resting on a 13,000 sq/ft lot and bordering the golf course, featured Mauna Kea and golf course views an had a newly remodeled kitchen and tasteful updates throughout. A bargain at $890k in the current market.

Also listed in the $900’s was a 4 bedroom 3 bath 2,524 sq/ft home at 68-1872 Puuone Place which SOLD at full ask price for $930k using conventional financing after 97 days on the market.

Rounding out the top of the residential market in November are two homes that each SOLD for 1 million dollars even after 90 & 100 days on the market, one with conventional financing and one with CASH.

The average SOLD price for Waikoloa Village in November was $557 per sq/ft and the average days on market was 46.

Pending/Under Contract: Waikoloa Village – November 2023

There are currently 13 properties pending/under contract in Waikoloa Village. 8 condominiums and 5 residential single-family homes.

Condos range in list price from $375k to $599k and single-family homes range from $749k to $1 million and 50 thousand dollars.

The average list price per square foot for these pending/under contract homes is $531 and the average days on market is 79.
