Waikoloa Village Home Sales For March 2012 Show Improved Activity

Looking for a home under $300,000? Listed at $299,000 (MLS# 253750), this home is 1,657 sq.ft. and was built in 2005

Homes sales for Waikoloa Village in March had an increase in number of sales up to 8 homes at an average sales of $268,688. This is up from just 3 homes sold in February.

In looking at March sales, two things stand out for home sales in Waikoloa Village – buyers are still looking for the distressed sales (REO’s and short sales); and many buyers are looking for a home below $300,000. In the past year or so, when the inventory of homes below $300,000 has decreased, the number of sales has also decreased.  

In looking at homes in escrow, there are 27 total homes pending sale. What are buyers buying? Homes under $300,000 – 15 total and short sales – a third of the escrows with 9 short sales.

Homes for sale show 9 homes now priced under $300,000 with a whooping 5 of these being short sales and 2 REO offerings in the lot. I would think that most of these homes will be showing up in the next few months as homes sold in Waikoloa.
