Waiki'i Ranch Still a Strong Buyer's Market for Home Sales

Last month, I started looking at Waiki’i Ranch home sales  from the viewpoint of inventory. When there is more than a 6 month supply of homes on the market it is considered to be a buyer’s market and if it is under 6 months it is called a seller’s market. In February, with a 15 month inventory of homes for sale, Waiki’i Ranch would be considered a strong buyer’s market.

As is often the case in Waiki’i Ranch, there has been no activity in the past month—the number of homes for sale still stands at 6 and the inventory of homes for sale still sits at a 15 month supply. How does this compare to the the two neighboring towns of Waimea and Waikoloa?

Waimea is similar with a fairly strong buyers market as well—at a 14 month inventory. But, down the hill in Waikoloa Village, homes are selling at a faster rate and Waikoloa is now down to just a 6.6 month supply of homes. As you’ve heard before, real estate is very local! I’ll be back next month to see if there has been any change in Waiki’i Ranch homes.
