Located approximately 2 miles away to either one of these most prestigious beaches of Kaanapali, Napili Bay or Kapalua Bay. For a low key and more local feel, you can just drive down to Pohaku Park, known by its nickname, “S Turns.”

The Villas at Kahana Ridge has always competed with Napili Villas, a development located only half a mile away. Although it has many attributes, one thing that Napili Villas does not have is enough ocean views. A good portion of the units at Villas at Kahana Ridge have an ocean view. Pet Friendly Property

These fees cover the cost of water, sewer, trash pick up, landscaping, maintenance of the exterior of the buildings, walkways, staircases, roads and property insurance. These fees do not cover electricity and cable.

For comparison purposes, the average HOA fees are approximately $1.2/ sf. Because there are no costly amenities and that the property is not in a flood zone, the maintenance fees are low. Approximately half of the units at Villas at Kahana Ridge are owner occupied and this leads to direct owners’ involvement in the managing and running of the AOAO and its budget.

Great Weather: Trades, Rain and Rainbows

Although all units are equipped with air conditioning, many owners do not use it. They would rather keep their windows open and enjoy the constant breeze. The area gets cooler nights and rain between December and April. It is quite typical to observe a rainbow topping the development, most days in the winter season, mid to late afternoon.
