How to Find Extraordinary Off-Market Properties in Hawaii

Hawaii has long been a dream destination.  While traditional real estate search platforms such as the MLS (Multiple Listing Service), Zillow and Realtor.com offer an array of properties, there exists another, very obscure world of extraordinary off-market properties waiting to be discovered. In this blog, I will unveil how Buyers can find the most exclusive properties before they hit the market (if ever they do)…

Truth be told –  the best, most-coveted, and exclusive properties in Hawaii are often sold before they ever become apparent to the public’s eye.  There are many reasons for this – – but primarily it is the desire for extreme privacy and obscurity from both a Seller and a Buyer which leads to off-market trades.   After all, not everybody wants to showcase their sales figures to the media and the world at large, which is exactly what a public MLS-based transaction allows.  In a world of ever-increasing access-to and dissemination-of information, high-profile celebrities, business moguls, and private individuals alike are attributing an ever-higher premium to maintaining their financial and personal privacy.

In luxury markets, as in the Hawaiian Islands, the inventory for exceptional properties is usually extremely low.  As a result, “ready, willing and able” Buyers often simply cannot find the types of properties that they are looking for.  This is true now more so than ever, in the wake of the 2021/2022 COVID run-up which saw many western families relocating to the islands to escape lockdowns in exchange for a lifestyle of working remotely after a morning of surfing or a walk on the beach.  While the luxury market has slowed in 2023, the slowdown is in due in part to a lack of inventory, rather than to a decrease in demand.  For better or for worse, I do not anticipate that pent-up buyer demand will diminish much (if at all) in the foreseeable future.  As we head toward the year’s end, values remain firm, especially for premium and limited offerings.

Without question, the best approach for finding exceptional off-market opportunities is to partner up with an experienced broker who has a long-standing relationship network in any given marketplace.  Or a network of networks if you will – –  i.e., one that includes property owners, business owners, past clients, other realtors, attorneys, land-use professionals and the like.
