Kona Style – $100K Price Reduction on Tropical Villa at Alii Point

Hidden away on the ocean side of Kona’s Alii Drive is Alii Point, a small gated oceanfront community of 19 Hawaiian and Asian inspired luxury villas nestled in a botanic garden with a common pool and tennis court.

My current favorite for best buys in Kona is found right in the center of this lush setting. This stylish tropical home (MLS# 241119) is priced at $1,495,000. I have also added this home to my gallery of architecturally distinctive homes of Kona, as it is a perfect example of tropical Hawaiian elegance.

A client of mine was intrigued by the neighborhood, and so, I set up a showing. I had not shown this home before and thought, because of its location at the center of the neighborhood, that it was priced a bit high at $1,495,00. One step in the door and I knew I was wrong. In many ways, this home is better than oceanfront. The architect sited the home and placed windows to perfectly capture the view of the ocean through the garden.

The picture below was taken from the lanai off of the great room. Close enough that you can hear the waves, see whales, and enjoy the sunset. The ocean view is lovely, but the surrounding garden is, to my taste, even more stunning. The home is cradled by a mature banyan tree and surrounded by gorgeous tropical flowers. The best part is, most of the garden is common area and is cared for by the home owners association.

The monthly HOA fees, by the way, are $395 which is very inexpensive compared to condos. In addition to the care of the gardens, residents also enjoy a large common pool, pavilion, and a tennis court. Great value for the money for those fees.

The interior of the home is every bit as beautiful as the setting. The architect again made wise and elegant choices. In addition, the home comes furnished and the seller has made great choices there as well. You enter the great room and are immediately taken by the ocean and garden views. The lanai off the great room is huge and where I’m guessing you would spend most of your time in this home.

The kitchen has all the features one would expect with a luxury home. The two guest suites are on the main floor. The entire upper floor is reserved for the master suite and features an ocean view bedroom, luxurious bath, and office sitting room.

This is the kind of home that will attract guests, so it’s great to have your own private escape. I especially love the use of tropical woods throughout the home; mahogany cabinets in the kitchen and bathrooms, lovely wood beams that frame the gorgeous views, and easy-care polished limestone floors.

For many owners, these are second homes although a few are here full time. With only 19 homes, you get to know your neighbors. Owners often get together on the point to watch the sunset.

Vacation rentals are allowed, but no more than 12 times a year with a week minimum. Pets are also allowed, and I met a few wonderful dogs while showing the home last time.

If you are looking for an elegant tropical retreat, this best buy is certainly worth checking out.
