First Puako Oceanfront Property To Be Sold In 2010

A Puako oceanfront property (MLS# 218052) sold last week for $1,800,000 after being on the market for 447 days. The initial asking price was $3,375,000 in November 2008. The listing went through 2 price reductions and sold for $700,000 less than the final asking price ($2,500,000).

Puako is free of association dues and subdivision restrictions.

The size of the oceanfront house is 751 sq.ft. At this price you are not buying a house, you are investing in a property with a dream to build your own home.

WOW! While clearly market prices for the mauka side of the street hit “bottom” last year and have bounced back (slightly) since then… the same cannot be said for the makai side of the street. Wonder if this is as low as we’ll see for oceanfront pricing during this trough, or will it continue to slide a bit??
