Prepping to Sell Your Home

Hawaii’s single-family home resale market is hitting record highs in sales prices and record lows for days on market. What’s driving it? Yes, that’s right — low inventory and even lower interest rates. Has the buzz made you consider selling your home? Maybe you’ve been thinking about it and are thinking it’s time to pull the trigger. We have a client who had planned to put his home on the market next year, but after hearing and seeing the news of record-high sales — he’s decided he would like to sell now.

What goes into getting a house prepped and ready to sell?

Declutter

Like most of us, the house will usually look as if it’s been lived in (because the home, is in fact, currently being lived in). I’ll be the first to tell you — if I needed to list my property tomorrow — I would have A LOT of decluttering to do. I should really re-read Marie Kando’s Art of Tidying Up book again.

Cleaning/Touch-Ups

Even more common, there are usually things around the house that need some touching up and it really is on your list of to-dos, but on the bottom because — you know, life. Take a walk through your home and make a punch list of some of the items you think may need some touching up. Go over the list with your Realtor and really see what work needs to be done. You may be surprised at what “touch-ups” really needs to be done – that’s what we’re here for. The last thing we would want is to create more work for you.

Staging

Some people really have an eye for staging and interior design. The furniture in their home works perfectly and really not much needs to be done. Personally, I do not have the eye and that is why we have our awesome stager, Shannon. She works with the consumer to get the home looking spacious and ready!

Photos + Virtual Tours

Now more than ever, we’re seeing the importance and value of professional (and accurate) photos. We have many Buyers purchasing sight unseen and these clients are relying strictly on photos and virtual tours.
