We understand a lot of things in principle, but are we willing to bet on that principle?
My clients were put to the test. You see, they received a very strong offer prior to list from a private party. It was tempting to accept. There were no commissions involved. It was a bird in the hand. But, was it truly highest and best? Even with no commissions? The only way for the Seller to know was to trust in the market.
