The Power Of The Market

I just closed escrow on a lovely property — 7127 Kukii Street. It was listed at $1,165,000. It sold for more. $12k more! Why? Because the Sellers understood the power of the market. They understood that when a property is prepped properly, promoted properly, and priced properly, it will generate the best price. Of course, understanding this is different than testing it. We understand a lot of things in principle, but are we willing to bet on that principle?

My clients were put to the test. You see, they received a very strong offer prior to list from a private party. It was tempting to accept. There were no commissions involved. It was a bird in the hand. But, was it truly highest and best? Even with no commissions? The only way for the Seller to know was to trust in the market. To trust that with proper promotion and smart marketing, they would get a better price. A higher net. And, that is exactly what happened. The Sellers bet on the market and ended up with not only a higher net, but with solid representation. Representation that helped them will all the processes — document delivery, home inspection, appraisal, termite inspections, surveys, encroachments, and more!

By understanding and trusting in the market, it was a win for the Seller. It was also a win for me. Why? Because it confirmed what I already know. There is no better way to sell a property than to expose it to the market place at large!

Yes, the “bird in the hand” would have saved the Seller commissions. But, with a focus on achieving a higher net, the Seller made the better choice, and he is glad he did!
