Pineapple Hill Market Update – September 2017

The fall season is bringing some action to Pineapple Hill. With two properties’ status changed to pending, it’s looking like the year could finish stronger than it started. The month started with 17 active listings and with two properties pending, two canceled/expired and one new arrival, the current active number of listings is 14. With an average listing price of $3,247,357 and an average sales price (year to date) of $2,437.500.

Below are the new additions and changes I would like to bring to your attention.

New additions

1212 Summer Rd. MLS #375604 is back on the market after roughly 2 1/2 months. It is currently offered at $6,300,000

Price Reductions

804 Jacaranda Way MLS #373462 was reduced $150,000 on 9/11/2017 down to $1,950,000. It has been on the market for 194 days.

516 Pacific Dr. MLS #371804 was reduced to $2,749,000 on 9/8/2017. It has been on the market for 306 days and was first listed at $2,938,000

After 294 days on the market 302 Cook Pine Dr. MLS #375527 has been relisted and reduced to $2,975,000 down $20,000 from its original list price.

Canceled

100 Woodrose Pl. MLS #369069 was canceled on 9/10/2017 after 523 days on the market it was offered at $3,850,000

Expired

218 Crestview Rd. MLS #370945 is now off the market after 350 days. It was priced at $3,725,000

Pending

620 Silversword Dr. MLS #371720 had its status changed to pending on 9/29/2017 after being reduced to $2,695,000. It was originally listed on 6/10/2016 at $3,595,000.

After 425 days on the market and $780,000 in price reductions, most currently offered at $2,995,000, 118 Pulelehua MLS #370429 is now pending as of 9/16/2017.
