2017 was a big year for the Pili Mai, a Brookfield Development on the south shore of Kauai. In its second year of construction, six buildings were completed, along with the completion of the resort-style pool and clubhouse. There were 27 closed sales, which represented 24% of all condo sales (112 units) on the south shore of Kauai in 2017. With so much progress, buyers can now totally visualize the development and walk through a number of model units to see how they feel.

The popularity of this development and its success with sales can be attributed to the great job Brookfield is doing on presenting quality units at affordable prices. But it is also due to the fact that Pili Mai is filling a void. There have been very few new construction condos in the Poipu market, aside from Kukui’ula, which caters to the high-end luxury end of the market.
Pili Mai is the only affordably-priced, new construction condominium project underway on all of Kauai. In fact, new condominium projects are a rarity on the South Shore. Since the 1990s, only two new projects have been built. Regency and The Villas at Poipu Kai were the most recent, but there hasn’t been anything new since 2004 when The Villas were completed.

The sales team at Pili Mai say the project has been decades in the making. The county poses some obstacles for projects of this scale. Those of us who live here love and appreciate that fact — it helps Kauai retain its small-town, low-key feel. But we can still also appreciate the benefit of energy-efficient, modern buildings with air-conditioning and garages. Or so it seems by the early success of this project.

Right now if you want to buy a condo in Pili Mai you can choose from three units that are ready to go, or wait for construction to catch up with demand. Right now the estimated completion date for the next building is July 2018. There are several phases planned and construction is slated to continue into late 2020 or early 2021. With each new phase, you can expect a bump up in price.
