Oceanfront Halii Kai Condos For Sale

Just two months ago I blogged about Mauna Lani Point and Haliʻi Kai as two Kohala Coast communities with ocean view and oceanfront condos for sale. And now the only two active listings at Mauna Lani Point are a golf (not ocean) view condo and a 3 bedroom at an aspirational sales price. At Haliʻi Kai, buyers still have a choice of one new ocean view listing, and two directly oceanfront. I cannot figure out why these oceanfront Halii Kai units have not sold!

Oceanfront Condos at Haliʻi Kai – Comparison with Mauna Lani Point

I have been making the comparison between Haliʻi Kai and Mauna Lani Point for a long time. Not only in my blog posts since 2010, but from back when I worked for the developer of Haliʻi Kai starting in 2005. I do have genuine appreciation for Mauna Lani Point and especially its proximity to the Mauna Lani Beach Club where you can swim as well as dine at Napua restaurant. But on the other hand, the oceanfront condos at Halii Kai are steps from the private Haliʻi Kai Ocean Club, which also features a restaurant with a full bar!

Oceanfront Value at Haliʻi Kai Condos

Now letʻs look at pricing. Currently, there are two oceanfront listings at Haliʻi Kai.

  • Haliʻi Kai 13G, 3 bedroom/3 bath and 1,677 sq ft plus two lanai, listed for $1,925,000
  • Haliʻi Kai 14D, 2 bedroom/2 bath and 1,317 sq ft, listed for $1,799,900

Both of these come fully furnished, ready for short-term vacation rental (which is allowed by zoning and association rules, but requires registration with the County), or for taking up residency yourself.

Halii Kai 13G is sold furnished, as are most resort condominiums and second homes on the Kohala Coast.

But setting aside the value of furnishings, letʻs look at these prices relative to 2007 when these original owners purchased. Halii Kai 14D is listed at 94% of its original price; Halii Kai 13G is listed at only 79% of its developer price!

Or on the other hand, you could go to Mauna Lani Point where J203 with only a golf course view is listed at $1,445,000 for a similarly sized 2 bedroom with golf course (not ocean) view; or take the 3 bedroom, 1,988 sq ft Mauna Lani Point E204 is listed for $4.5 million. For comparison, the third floor, E304, sold in 2017 for $3,150,000.

My best buy pick would still be Halii Kai 13G. But call me if thatʻs not your price point and we can discuss other options. The beauty of Haliʻi Kai is every owner can still watch sunset and whales from the Ocean Club.
