Oahu Market Update + A Deeper Look Into the Central Mililani Mauka Neighborhood

The perfect weather, lack of land, our military presence, diverse culture, and the amazing outdoor + active lifestyle keeps the Oahu real estate market healthy and balanced. I hope everyone is staying well and content during these trying times. I wanted to update you on what is happening in the real estate world on Oahu these days.

Oahu Market Update

Oahu’s island wide April Stats just came out and as expected, closed sales were down, but the median home value was up compared to March at $809,000 for single family homes and $450,000 for condos. With the stay-at-home order and the mandatory 14 day quarantine for all arriving passengers, it’s been a tad bit slower these days with less travelers, home buyers + shoppers creating a “pause” effect in the market. However, real estate is still happening on the island, lots of homes are still being sold, and our state is slowly but surely opening up.

On Monday alone, 74 new listings hit the market, 30 homes are in escrow/ under contract, and 37 homes recorded and sold. Even as an essential worker during Covid-19, I have been staying in and working from home virtually as much as possible. Luckily these days, we can do all of the necessary paperwork to purchase or sell a home online via DocuSign. Nowadays, with the overall cases reporting very low, I am conducting safe and private showings to pre approved buyers who feel comfortable to tour homes.
