What Is MTKKCA?

The Maunalua Triangle Koko Kai Community Association (MTKKCA) is a voluntary, all-volunteer organization serving approximately 500 homes across both neighborhoods.

For only $100 a year, residents have the benefit of an all volunteer board who encourage compliance for critical rules that protect our views/home values. It also supports neighbors in various issues, and advocate with the City on certain possible censorious matters.

Key Benefits of the Association

  1. Encourages residents to work with their neighbors to amicably resolve issues and concerns and mediates where appropriate.
  2. Advocates with City & County when appropriate on matters that affect the quality of life in the community and meets with local government to discuss issues raised by our community.
  3. Keeps neighbors informed and connected through the Annual Meeting, quarterly newsletters and other updates.
  4. Encourages compliance with rules and regulations that deter nuisance activity and set height limits for buildings and trees.
  5. Provides association documents to escrow buyers and sellers.
  6. Reviews architectural plans for new buildings and improvements.
  7. Organizes safety patrol and owners’ safety programs.
  8. Meets with neighbors, architects and contractors to discuss our by-laws and deed requirements.
  9. Provides an added layer of support in dealing with neighborhood issues.
  10. Promotes community bonding and communication among neighbors.
  11. Participation among residents increases community pride, financial stability and supports our property values.

The MTKKCA encourages residents to comply with the Declaration of Protective Provisions found in your Preliminary Title Report, which applies to EVERY lot in MTKKCA whether or not the owners are dues-paying members of the association.

If there were no volunteer board, residents would have to attempt to enforce building restrictions and height limitations themselves or through their attorneys. And residents would be left to advocate with the City and County as individuals rather than as a powerful association of 500 homes. MTKKCA allows for buyers and sellers to have a reliable source to procure information and documents that support the sale of properties.
