Makaha Oceanview Estates: Budget-Friendly New Construction on Oahu

Makaha Oceanview Estates is a new construction, gated single family home development on the far west side of Oahu. It may be the only place on the island where buyers can find excellent condition single family homes with ocean and mountain views for well under the median home price of $690,000, with quick access to a beautiful beach.

Mountain Views on Kili St.

There are currently seven lots left, of the original 76. There are four models to choose from on those lots, all two-story homes, however, the single-story Malia model may be substituted on some lots.

The highest priced home, the 4 bed/2.5 bath ‘Aukai on Lot 18 selling for $719,980, directly faces the ocean on a rim lot with no obstructions. The lowest price home, the 3 bed/2 bath Hina’ea on Lot 24 selling for $569,180, is located on the side of the development bordering the Sheraton Makaha Golf Club.

Exterior with Front Balcony

There is a lot of quality and value here, since the base price units include many standard materials that would be upgrades in other new developments, such as granite countertops, tile floors, ceiling fans, accent tiles, solar hot water systems, and shower benches. Owners can also select from upgrade options such as enhanced appliance packages, crown moulding, covered lanai, and central air conditioning.

High-End Kitchens

So, What’s the Catch?

As always with real estate, it’s location, location, location. The neighborhood is 20 minutes beyond Kapolei in non-peak traffic, so if you’re commuting to Honolulu or the military bases, it’s a long haul. If you’ve retired, work from home, or are able to center your life around west Oahu and the growing “Second City” of Kapolei, Makaha Oceanview Estates is an excellent option.

Nearby Beach

If you’re interested in touring Makaha Oceanview Estates, I’d love to show you this hidden gem.

I love this development. It’s a better value in terms of quality and upgrades than most new construction on Oahu. Several of the homes have ocean views, and the beach is just down the road.
Queens West Oahu Campus is the closest large hospital – http://www.queenswestoahu.org.
I wouldn’t have an idea of teacher salaries, but you may want to inquire here: http://www.hawaiipublicschools.org/Pages/home.aspx
And here is a recent article on the Oahu public schools, where you’ll find rankings and stats. http://www.honolulumagazine.com/Honolulu-Magazine/April-2015/Grading-Hawaiis-Public-Schools/
Please let me know if you have any other questions. I’d be happy to help.
Aloha,
Alison
