Kilohana Kai is the only neighborhood in the Waikoloa Village with available developer lots. These lots vary in size from 10,000 – 21,000 sq. ft., and range in price from $174,000 – 228,000.
All lots are level and site prepped with street lights and sidewalks. Many of them provide ocean and mountain views from elevated locations.
In 2018 the number of lot sales in the Waikoloa Village was 38; 19 of which were located in Kilohana Kai. In 2019 there were 18 land sales in the village, 7 of which were in Kilohana Kai.
Once the remaining 27 available lots in the last phase of this well laid out development are sold, there will not be any more!
Several of the lots last year were sold to private parties intending to build homes or to hold for the future. However, the bulk of the lots were sold to speculative builders. Several successful builders purchased multiple lots, as their spec homes sold.
The MLS data reports the average length of time on market in 2019 for a new home in Kilohana Kai as approx. 59 days. The homes sold from $560,000 for a 1344 sq. ft home to $788,000 for 2190 sq. ft. home.
In the past 12 months, 14 new homes sold in the development with 2 more pending. There is only one new home currently on the market. There are 5 homes under construction, which is low and likely due to the delay at the County Planning Dept. to provide permits.
With construction underway on the new Waikoloa Plaza located between the Post Office and the Fire Station (it is a great time to time to pick up one (or more) of these beautiful lots before they are all gone!
