Kauai Condominium Market Trends: March Year-to-Date 2024 Analysis

The number of sales for condominiums on Kauai are largely down but the prices are mostly up. Buyers have been more focused on homes for the first three months of this year and we see this in the lower number of sales. Despite the drop in sales, prices are climbing.

Isolating the condominium numbers for just the month of March and comparing it to last year it’s interesting that the Sold to the Original List price is up at 98.87% compared to 94.80% in 2023, Sellers were doing more price drops last year but it took them a little longer to sell this year. The Days on Market went from 50 last year to 81. The number of condominiums that sold were also down from 39 last March to 30 in March of 2024.
