Kauai home sales and prices continue to climb as more buyers are entering the market. We’re looking at the first four months of home sales here on Kauai and comparing that to this same time last year. With the exception of Lihue, the number of home sales are dramatically up. Let’s get to those numbers.
When we look at just the month of March and compare it to March of 2023 we see the days on market increase from 81 to 91. The number of sales increase as well from 23 in 2023 to 29 this last March. The Sold to Original List Price, meaning before any price reductions were done, was slight off at 92.04% in 2024 compared to 93% in March of 2023. Prices are going up and Sellers are not having to drop their prices and if they do, it’s not by much.
