Lanikeha, Kaanapali 1/2 Acre Custom Home Site w/ Panoramic Views

We are pleased to have 317 Anapuni Loop (MLS# 352625) back on the market at a very aggressive price of $525,000 down from $649,000 when we originally listed this beautiful custom home site. The Hawaii Life Value Score grades this property as a 90 out of a possible 100 points, and I would argue that with inventory levels being considerably lower from last year and strong international and domestic demand that this score should be even higher. This is the strongest valued lot in all of Lanikeha and arguably Ka’anapali as a whole.

317 Anapuni Loop and Lanikeha Subdivision Video Presentation

Outstanding Location

317 Anapuni Loop Phase I Lot #18 sits on the south-eastern rim of the subdivision, which well protects it from the prevailing trade winds coming from the north; you get fantastic sunsets all year long as the sun moves between the islands of Lana’i and Molokai’i throughout the course of the year, and you have a clear shot towards historic Lahaina harbor.

The elevation of the lot is such that even when the homes that are built in front of it, the view planes will be completely protected as there is a significant drop-off in the topography of these one acre lots. Because the topography of many of the lots are not as steep as some of the other neighborhoods in Ka’anapali Golf Estates like The Summit or The Pinnacle it is very important you select a lot that is going to have well protected view corridors if this is an important consideration for you.

3 Ownership Options for 317 Anapuni Loop

The sellers of 317 Anapuni Loop – who are renowned Honolulu architects – developed the design plans for their dream home which they deemed Hale Bali. The design of Hale Bali house blends seamlessly into the raw breathtaking beauty of the newest and finest residential neighborhood in Kaanapali. This unique and breathtaking home is a mastermind of creativity, quality, and craftsmanship and is sure to be one of the finest residences in all of Ka’anapali.

We are presenting you with 3 ownership options:

  1. Purchase one of the finest ½ acre lots in Lanikeha and build this already designed and AOAO approved Balinese Estate. Plans to be offered by a separate bill of sale.
  2. Purchase the lot sitting on the southern rim of the subdivision (protected from the trade winds) possessing 135 feet of frontage and view plane protected awe-inspiring ocean, mountain, and outer island views and build the dream home that you chose.
  3. Partner with the current owner and come to an agreement on how to best build out a “turn-key” residence or possibly “land bank” this lot. The current design plans for Hali Bali were developed by a renowned Honolulu architect, who in this case is also the seller.

Lanikeha is starting to fill out

Lanikeha is starting to fill out with 15 homes already built and another 5 under construction. This is an outstanding neighborhood and it is the dream of both my fiancé and I to own a home here some day.

Some of the things that we really like is the fact that the roadways are very wide and spacious throughout the subdivision, there are concrete walking paths around the entire neighborhood (we regularly enjoy about a 2 mile loop from our house in Ka’anapali Golf Estates down through the Lanikeha gates and around Anapuni Loop which circles around the neighborhood.

The total land area for Lanikeha is roughly 111 acres with a total of 136 homesites. Here is the break down on the lot sizes:

  • Quarter Acre Homesites: 34 total ranging in size from 9,500 to 17,000 sq.ft.
  • Half Acre Homesites: 68 total ranging from 17,001 to 33,000 sq.ft.
  • Full Acre Homesites: 34 total from 33,001 sq.ft.+

The Exclusive Lanikeha Clubhouse

The Lanikeha Clubhouse is the only residential clubhouse for any community in all of Ka’anapali. In my personal opinion, it is certainly the nicest clubhouse in all of West Maui and arguably in all of Maui, including the various ones in Wailea.

Lanikeha residents and their guests enjoy the exclusive use of this clubhouse to entertain, or just relax with friends and family. The clubhouse is situated on over one and a half acres of tropically landscaped grounds.

This facility boasts generous amenities such as a gracious welcoming lobby, an inviting lounge to relax or socialize, and an entertainment room with kitchen facilities, all surrounding a grass courtyard. In addition, you will be able to enjoy a pool and fitness work out rooms.

A large infinity swimming pool with a waterfall and hydro-spa will overlook the famous Ka‘anapali sunsets with vistas into the Ka‘anapali Resort, the Pacific Ocean, and the Islands of Lana‘i and Moloka‘i.

104 Anapuni Loop is the house with the pool in the lower left hand corner. You can clearly see from our proprietary aerial collection why this subdivision was named Lanikeha, “legendary loft of the heavens.”

What’s Selling in Lanikeha?

104 Anapuni Loop is the lone residential home to sell in Lanikeha in the last year. Closing at just under $4 million on 3/21/12, this large home of about 6,000 sq.ft. on just under 1 acre was a very unique Tuscan Villa style home looking directly across the 7th. hole the Ka’anapali Kai Course towards the ocean and the island of Molokai’i. This home demonstrates the high end value for a well constructed home with unobstructed views in Lanikeha.

Here are all of the custom homesite sales in Lanikeha since the beginning of 2011. Our team represented the seller on 3 of these sales and assisted one buyer as part of these totals. It is very important we discuss the other factors of value besides square footage on these lots – location and view corridor are integral the value of any given property here.

The two most comparable sales to 317 Anapuni Loop were lots 69 Keahilele closing at $595,000 and 29 Keahilele Place closing at $545,000 as both were 1/2 acre lots with nearly identical view corridors and neither was a short sale or bank owned property. These closings clearly demonstrate the value 317 Anapuni Loop at $525,000.

In closing

We are getting strong interest in 317 Anapuni Loop and with inventory levels way down from this point last year, lending rates remaining extremely attractive (as well as more local banks offering vacant land and construction loans), and very strong international and domestic demand – now is the time to take advantage of this opportunity. We are here to help in anyway that we can. Aloha.
