Ka Milo at Mauna Lani: Developer Nearly Sold Out

Happy buyers of mine just closed on their newly completed home at Ka Milo at Mauna Lani. Now that they have retired and will be spending more time on the Big Island, they decided to trade up from their nearby two-story condo to a single story house. They wanted to stay within Mauna Lani Resort, and a brand new home at Ka Milo allowed them to customize finishes and watch their home take shape.

With less than a dozen homes left to be built at Ka Milo, a buyer who prefers a brand new home likely has less than a year to act. The market for resale listings is healthy as well, for those who prefer not to wait for new construction.

Less than a Dozen Choices Left in Ka Milo Developer Inventory

A buyer who like mine is looking for a single story option has the least expensive and most expensive choices. The paired Honua A plan has 1,653 sq ft and 3 bedrooms, with an attached two-car garage, and is available under $1 million.

The Hoku A plan is a detached single family home, which includes a private dipping pool in addition to the 3 bedrooms/3.5 baths in a manageable 2,174 sq ft interior. Only two of these left, along the rim of the development overlooking the golf course and the colors of sunset, offered at $1,865,000 and $1,895,000, respectively.

One advantage of the two-story floorplans is the view from the second floor which is the main living areas. Some of these have views of the Kohala Mountains, or even a peek of the ocean and Kawaihae Harbor.

The detached Makani and the paired Mahina are very similar, with just under 2,500 square feet of living area. The last available free standing two-story is priced at $1,499,000 and comes with a small private pool. There are four remaining paired homes (two sets), all with 4 beds/3 baths, priced from $1,353,000 to $1,395,000. There will also be two more of these pairs near the entrance of the development, for later release.

Donʻt forget that with resort zoning, all of these homes, including the detached standalone homes, can qualify for a legal short term vacation rental registration.

Strong Ka Milo Resale Activity in 2019

There are buyers who are attracted to the Ka Milo community but want a furnished, move-in now option. There are currently six active resale listings, several of which come with an established track record as a vacation rental.

The resale listings range in price from $949,000 for a single story paired home (MLS 626457), whose owner just closed but has now decided to trade up to a larger Ka Milo two-story home; to $1,795,000 (MLS 627288) for a fully furnished Makani that was a model home for the developer at one time.
