The Islands at Mauna Lani

Built in 1992, The Islands at Mauna Lani is a low-density condominium community with only 46 homes. These luxury townhomes boast large living areas spanning approximately 2,200-2,700 square feet—resort living at its finest! They also offer multiple lanais, enclosed two-car garages, and a private entry courtyard. They are conveniently located near the Mauna Lani Spa, Mauna Lani Shopping Center, and the Auberge Resorts Hotel.

Condo Renovations

Given their construction in 1992, some condos need various upgrades and renovations. Renovating is not easy on the Big Island, as homeowners pay top dollar for supplies, and finding reliable, skilled labor is extremely challenging. If you are lucky enough to hire a great contractor, you will still need lots of patience.

Are Homeowners or the HOA Responsible for Repairs?

During escrow, this particular buyer had a home inspection performed during the due diligence period and found some items needing repair, yet it was unclear who was responsible for addressing these (either the HOA or the homeowner).

Thankfully, the property manager—an incredible perk of living in this community—was immensely helpful. A property manager is a great resource, and I am perennially thankful for their input and assistance with related matters.

Mauna Lani Beach Club

As new Mauna Lani Resort homeowners, you are granted access to the private Mauna Lani Beach Club. What a wonderful benefit! Beach Club membership is only offered to homeowners within the Mauna Lani Resort and is thus a fantastic perk.

This exclusive access ends at 5 pm each day, when the area opens to the public. The Napua restaurant is located within the beach area, which members can visit for lunch during the daytime hours and/or for dinner after the establishment opens to the public.
