Inexpensive Alternatives to Pricey Kihei Oceanfront Condo Unit

If you’re a Realtor on the South side of Maui, Tuesday is Broker caravan day. We get to see some of the new listings that have just hit our market. You never know what to expect until you get there.

One of the stops was at a very well regarded building on South Kihei Road. I’m not mentioning names to protect the innocent (me), but I thought with a list price of $1,260,000, the square footage should have four digits. Wrongo!

This one had only 806 square feet. It was on the top floor with amazing views of the ocean and all redone, but heck, that’s $1,563 per square foot. I don’t think they even get that in Wailea! The last ocean view unit that I sold was half that price per square foot. So I wanted to take a look-see at what you could get with the same requirements; beach/ocean front, ocean view, 2 bedroom, and top floor. These are the results:

Inexpensive Beach Front Condo Alternatives

1. Menehune Shores #611 is 2 bedrooms, 2 baths, beach front, ocean view, top floor at 855 square feet with 9′ ceilings and tall windows (MLS# 352817). List price is $459,000.

2. Kihei Beach #109 is a 2 bedroom, 2 bath, beach front, ocean view ground floor unit (MLS# 353372). I know I was focusing on top floor units, but being beach front, I would prefer to be able to walk out to the beach from my unit – wouldn’t you? This one is slightly larger at 923 square feet and is listed at $579,500.

3. Sugar Beach Resort #512 is also 2 bedrooms, 2 baths, beach front, ocean view and top floor (MLS# 353907). The complex is located on world famous Sugar Beach where the sand is white and fine like sugar! This unit is the most costly at $825,000, however, it is the largest at 1,260 square feet.

So there you have it, my pics for a somewhat affordable beach/ocean front unit with views of the same ocean as a unit listed at over a million dollars. Maui doesn’t have to be that expensive. Let me know what you think.
