Lush & Private Wailuku Ag Lots Along Iao Valley Stream

“It’s like being in Hana but right in town.” This description aptly describes two 2-acre lots (MLS# 359356) and (MLS# 359357) available for sale along Iao Stream in Iao Valley. Lush, green and private but 2 minutes to Wailuku Town, or 5 minutes to the hospital or the Maui Arts and Cultural Center, or 10 minutes to the airport. To say these lots are convenient is an understatement as entertainment, dining, government, shopping, and banking are all close by.

Property Allowances

The 5-lot subdivision is surrounded by a 37 acre parcel with all lots having Iao Stream as their neighbor, and what a great neighbor to have. Your other great neighbor is myself (listor) and my wife, Tamara, who live on the 37 acres. We have a small farm and our Iao Valley Inn B&B.

These lots are zoned agricultural, which allows a main dwelling of unlimited size and a second farm dwelling of 1,000 sq. ft. of living area. Garages, decks, workshops, and storage sheds are in addition to the dwellings allowances.

Water Rights

The location of these lots is priceless, but because of recent government legislation, a county water meter is not available at this time. However, for those of you willing and wanting to live by alternative means, there are other options, mainly rain catchment and stream water.

A recent settlement of the Na Wai Eha lawsuit requires year-round stream flow to Iao Stream waters. There is a lot to share about stream water rights, so let’s talk if you are interested in learning more.

Aloha Clifton,

Mahalo for your inquiry regarding the lots along Iao Stream. Interestingly enough, today is the day Wailuku Water Company is offically complying with the settlement order to release a minimum of 10 million gallons flow into Iao Stream. Along with what HC&S is required to do further makai, this will insure a continuous mauka to makai water flow. Undoubtedly, great for the aquatic life in the stream but also for those of us fortunate to have Iao Stream as a neighbor.

The next major step is the declaration of appurtenant rights for stream water users. I am in the process of filing the applications for my lots and given the kuleanaʻs I have from the Great Mahele, I feel confident I will be successful. How long this process is anybodyʻs guess.

Maybe call me directly if you have any specific questions. bob
