“How’s the Market?” “Amazingly Busy!” Puamana September 2020 Report [With Surf Photos]

The Puamana real estate market is experiencing an extraordinary amount of activity, despite the mandatory 14-day quarantine for out-of-state and inter-island travelers. Currently, there are 8 properties for sale in Puamana, 3 pending sales, and 8 sales in 2020 so far. To put this in perspective, the average turnover in Puamana is 8 sales a year (3.5% turnover) yet by mid-September, we are on track for 11 sales by year-end 2020, during a pandemic! Mortgage interest rates are at all-time lows. So, purchasing power is extraordinarily high right now. Currently, there are three Pending sales in the third quarter of 2020:

136 3&4 Pualei; this 3 bedroom, 4 bath, double beachfront, 2,886 sqft, is pending at $5,498,000.

5-1 Puakukui; this 1 bedroom, 2 bath with ocean and clubhouse views, along the Kauaula stream, 642 sqft, is pending at $925,000.

71-3 Puapake; a 1 bedroom, 2 bath, 642 sqft with a large back patio by the mauka pool, is pending at $795,000.

There are 8 properties for sale in Puamana now with a median price of $1,839,000, with six new listings since my last Q2 update, two already sold.

55-4 Puapake; a 3 bedroom, 2.5 bath townhome, 1,790 sqft, just listed for $1,799,000.

254-2 Pualei; A direct oceanfront, 3 bedrooms, 2 1⁄2 bath townhome, 1,640 sqft, just sold for $2,500,000.
