How to Effectively Sell Your Home or Condo in the Current Maui Market

What can I do to sell my Maui home or condo in a short period of time? Well, the market is in a funk right now with all that’s been happening on Maui. Not to mention interest rates, maybe 6.5% is the new norm. So if you want to sell your home in Maui, here are a few of my tips.

It’s really important to price your home to current sales in the last three months is really important. Have your Realtor do a price comparison of homes or condos recently sold. You might also think about getting an early appraisal. This will also help all potential buyers, and sellers get a reality check. In some cases, you might price just a little over the last three highest comps, or find an average square foot price.

1. Get a Home Inspection

I would recommend getting an early home inspection. This will save you time, so your buyer has full disclosure. You can also list any defects or have them repaired. Holding open houses is a great way to give your Maui property exposure to the public. Serious buyers are driving around in their cars to view Maui real estate on the market. Yes, you do get the curious lookers, but that’s okay.

2. Use an Experienced Maui Realtor

Very important is to use an experienced Maui Realtor. Marketing your home through the Internet is huge. The number of buyers online is close to 87%, and most likely they will see your condo or home online before they even walk in your front door. I would always look for an agent who is aggressive and creative in marketing ideas. Last is curb appeal. Clean up your unit, and if needed apply fresh paint, carpets, and drapes. A little artwork is placed in the right spot to enhance the atmosphere in your unit. Sometimes buyers are online and they need a connection to your home. Created a picture or video that will draw in the buyers.  In a tough market, you need to create interest to set your condo or home apart from the pack. So get creative and draw your buyer into your paradise. Sometimes it’s worth hiring a home stager to create an atmosphere. Always use professional photography.
