Solds Comparison: In the past 12 months, dated October 7, 2014, 33 like properties to Hoonanea have sold. By “like” I mean specifically 2 bed/2+ bath, fee simple, non oceanfront, none to minimal ocean view condo properties in West Maui. The average sales price of those 33 units were $557K, with an average per sq. ft. price of $449 and an average unit sq. footage of 1,221 sq. ft. Of these sales, only units recorded at Hoonanea had an extra half bath or a separate garage (garage sq. footage not included in total sq. ft. sales price).

Actives Comparison: Same criteria as above, 26 active properties currently listed with an average list price of $676K, an average per sq. ft. price of $527, and an average unit sq. footage of 1,253. Of these actives, no others include the half bath, or the garage. Newer is better, and it doesn’t necessarily mean more expensive.
