Zero Lot Line
When I say “zero lot line,” that means your neighbors home buts up to your home on one side. This is pretty common in lots of the newer home subdivisions in Ewa Beach, however, somewhat unique to Hawaii Kai. The analogy I like to use (if you can visualize it), is in most detached home lots, there is a “U” shaped yard (around the two sides and back of the home). Whereas in a zero lot line situation, the yard is more like an “L” shape (along one side of your home and the back).

Deal Background: 3 Reasons
1. Upgrades
Although the home was built in 1985, there were significant upgrades done 10 years ago.

We’re priced just under the comps of similar zero lot lined home sales. One across the street just went for $749,000 and another sold for $750,000 (same floor plan) just prior to us coming on market. We’ve already “tested” the market starting at $759,000 and we’re now priced to sell!
We’re also not much more than fee simple 3 bed, 2 bath condos in Honolulu. With no maintenance fees, we’ve been getting a lot of looks from home buyers that were originally shopping for a condo.
3. Supply vs. Demand
Right now, we are the only single family home on the market under $800,000 in Hawaii Kai. The next lowest priced listing is another zero lot lined home in Kalama Valley for over $100,000 more.
