Will an open house sell your Kauai vacation rental property? Probably not.
I know that’s not what most sellers want to hear, but after 22 years of selling resort real estate on Kauai, I’ve seen the same pattern play out again and again.
Open Houses Do Work. Just Maybe Not for You
Here’s the honest truth. An open house will probably help sell a vacation rental property on Kauai. It just may not be yours.
I always think of it a little like robbing Peter to pay Paul.
Sellers understandably believe that if their agent is hosting an open house, it’s moving the needle toward selling their specific property. In the vacation rental market, that’s usually not how it plays out.
The Numbers Don’t Lie
Even in the traditional residential market, where buyers are house hunting for a full time home, open houses aren’t the closer people think they are. The National Association of REALTORS® reports that only about 4% to 5% of buyers first connect with an agent through an open house, and only a small percentage discover the home they ultimately purchase that way. Most buyers find homes online or through their agent. Redfin puts the number even lower, reporting that just 3% of buyers begin their home search by walking into an open house.
With vacation rental buyers, that number drops further still.
Why Vacation Rental Buyers Are Different
Vacation rental buyers are often here on vacation. They have a little extra time on their hands and they’re curious about what’s available. They’ll walk through an open house, ask great questions, and sometimes fall in love with the property.
But more often than not, they don’t buy the property where the open house was held.
Instead, that open house sparks a conversation. The agent and buyer start talking about other properties, rental income potential, HOA fees, and what those fees actually cover. By the time that buyer is ready to write an offer, which for a vacation rental purchase can be years down the road, they usually end up buying an entirely different property.
What an Open House Actually Sells
I look at open houses in vacation rental properties a little differently than most.
An open house may not sell the specific property it’s held in, but it often sells the idea of owning a vacation rental on Kauai in the first place.
From an agent’s perspective, open houses are simply an easy way to meet prospective buyers. If open houses reliably sold the property they were being held in, every successful agent would spend the bulk of their time hosting them. They don’t, because experience tells us otherwise.
So Do Open Houses Work?
Absolutely.
They create exposure. They start conversations. They introduce buyers to the Kauai market. Sometimes they even lead to a sale.
Just not always a sale of the property where the open house was held.
