When you think about trading up the possibilities are exciting, and there’s a lot to consider. When the real estate market is down, it is time to trade up or trade in for something newer and bigger with a better view with that second or third bedroom.

The Power of 1031 Tax Exchange

The absolute best way to do this is a 1031 tax exchange. A 1031 exchange allows you to change the form of your investment without immediate tax liability. It’s a valuable tool for those looking to reinvest in real estate and potentially increase the value of their property portfolio while deferring taxes. However, specific rules and timelines must be followed to qualify for the tax benefits of a 1031 exchange. Always consult with a tax professional to ensure compliance with the regulations.

Opportunities Ahead

With interest rates sitting currently in the 6% range they are expected to fall in 2024, these numbers are starting to make sense again from an investment standpoint, especially in Hawaii and on Maui in resort communities.

A wise man once told me that when you come to Hawaii for the first time, it changes your DNA. If you want to know more about buying or selling on Maui, feel free to reach out to me, Corey Mcabee.

Thank you Corey. I used this yesterday and it helped me a ton. Played the gold/regular tees.

A couple observations:

7: I couldn’t identify the 2 trees on the right in the photo. I think they are gone now. Definitely need to not try and cut the corner. Trust the left line and it will roll a mile down to the right.

16: I aimed and went where instructed, but ended up in the last middle fairway trap. I think you have to get lucky on this one though.
