What's Selling on the Ocean on Maui?

Come on! Tell me true, would it be beachfront or oceanfront for you?

If you read my last blog on beachfront sales, you remember me noting that some Buyers may prefer an oceanfront over a beachfront property.

1045 Front St, Lahaina – Lowest priced West Maui oceanfront sale so far in 2016

One of my favorite open house spots was 1045 Front St. Not a bad view from my occasional office! Sold on 5/26/16 for $2,150,000 (MLS# 367027). Listed by Stan Dunn R(B) of Maui Properties and sold by Harry ‘Dev’ Devery R(B) of Hawaii Life Real Estate Brokers.

Besides the Sand, the Real Difference is the Privacy

Owners of oceanfront properties tend to have a bit more privacy while enjoying their Maui getaway. As the beaches are public land in Hawaii, owners of beachfront properties can have sand lovers stationed outside of their front yard any time of the day or night. Oceanfront owners may have the occasional stand up paddler or kayak cruise by, but for the most part, the boats and whales far offshore pose little threat to privacy.

49 Hale Malia Place, Napili – Highest priced West Maui Oceanfront sale so far in 2016

Talk about privacy! This gem is 1 of 6 estates in a gated community tucked away on the upper Westside. Sold on 11/14/16 for $10,800,000 (MLS# 368061). Listed and sold by Raymond S.F. Chin R(B) of Hawaii Life Real Estate Brokers.

Looking through the Maui MLS and Maui County tax record show only 7 sales of residential and 2 sales of vacant land properties that are oceanfront so far in 2016. Pretty similar to the beachfront statistics. With prices here ranging from $1,450,000 to $13,000,000, there is a little something for everyone. See the sold spreadsheet for details.
