The answer depends on more than the number of bedrooms or the price per square foot.
One property might provide extensive resort amenities but carry higher monthly expenses. Another might offer a larger interior but require considerable renovation. A detached home may include land and greater independence but require a larger budget and substantially more exterior responsibility.
The better comparison is the complete ownership package.

At 7018 Hawaiʻi Kai Drive #5-2 in Nanea Kai (MLS # 202609534), the current $925,000 asking price provides a combination that can be difficult to find in one East Oʻahu residence:

- A 201-square-foot one-car garage
- A second assigned open parking stall
- Marina and mountain views

Three Bedrooms That Can Perform Different Jobs
The third bedroom is often discussed as a simple numerical feature. Its greater value may be flexibility.
A two-bedroom condominium may provide enough sleeping space but leave no suitable place for remote work, visiting guests, exercise, storage or creative activities. The result is often a desk in the living room, equipment in the dining area or a guest space that must be assembled and dismantled whenever someone visits.
A three-bedroom home allows the buyer to assign different purposes to different rooms.

One bedroom might be used for sleeping, another for guests and the third for work. The arrangement can later change as the owner’s needs change. A work room may eventually become a hobby room, media space or conventional bedroom.

The broader neighborhood provides access to the Hawaiʻi Kai Marina area, Costco, Safeway, City Mill, dining, professional services, parks, Koko Head recreation, hiking, beaches and ocean activities.
That can mean completing errands within the neighborhood, meeting friends for dinner nearby, taking a morning walk, hiking on the weekend or reaching East Oʻahu recreational destinations without first traveling across town.
The property is therefore best understood as a practical Hawaiʻi Kai lifestyle residence, not as a resort condominium.
What $925,000 Does Not Buy Here
An honest comparison should also explain what is not included.
This is not a detached home on its own parcel. It is not a single-level residence. Nanea Kai is not identified as a direct-waterfront project, and the project guide does not list a swimming pool, spa or private beach access.
The trade is intentional.
Instead of paying for a large amenity package, the buyer is prioritizing interior space, central AC, two total parking spaces with one in private garage, low-rise townhome living and a Hawaiʻi Kai location.
That may be the better combination for someone who expects to use the home’s rooms and parking every day but would rarely use a resort-style amenity deck.
Consider the Complete Monthly Picture
The asking price is only one part of affordability.
Buyers should consider the down payment, loan terms, property taxes, homeowner’s insurance, condominium insurance structure and monthly association fees. Current listing information reports total monthly fees of approximately $838, but all amounts and inclusions should be independently verified during due diligence.
The comparison should also include what the buyer receives for those expenses. A lower-priced property with one parking stall, no central AC and major renovation needs may not represent a lower total cost of ownership.
Similarly, an amenity building offered at the same purchase price may have significantly different monthly fees.
Priced Below the Reported Appraisal
The home is currently offered at $925,000, which is $10,000 below its reported June 2026 appraised value of $935,000. An appraisal is not a guarantee of market value or future resale price, but it provides an additional point of information for buyers evaluating the asking price.
The stronger reason to consider the property remains the complete package:
