Waiʻulaʻula At Mauna Kea – Homes And Condos For Sale

I am shocked to discover it has been over two years since I blogged specifically about one of my favorite Kohala Coast communities, Waiʻulaʻula at Mauna Kea Resort.

Recall that this community in the Uplands at Mauna Kea (meaning you enter through the Hapuna gate on the mauka side of the highway) has three types of homes: the Ridge condominiums in four-plex buildings; the paired home Villas, and the single family home Estates. The second coming of Waiʻulaʻula developer inventory sold out in 2018. Since then, resales have been steady in all three categories, as buyers appreciate the ocean views, quality construction, and Mauna Kea Resort amenities.

Waiʻulaʻula Condo Deal: Bank-Owned Unit for Sale

There are have been seven completed sales of Waiʻulaʻula Ridge condos so far this year, and an eighth unit is in escrow. Prices average right around $1,200,000.

This is the view from the Waiʻulaʻula condo right next door to the foreclosure listing..looking towards Maui.

There are currently three active listings. One is listed for $1,350,000 (MLS 633912); one just fell out of escrow, listed for $1,275,000 (MLS 628989). And right next door, we have a Waiʻulaʻula condo newly listed as an REO, meaning bank-owned after foreclosure (MLS 634276). I have no photos of that one, no inspections are possible, and it is sold as-is. However, at the $999,900 list price, it may actually get bid up over asking price. Add the cost of repairs and furnishing, and you have some room to play here. Or just go for the sure thing next door.

One Paired Home For Sale at Waiʻulaʻula

My favorite Waiʻulaʻula floor plan is actually the 2,517 sq ft 3 bedroom paired home if you donʻt mind sharing a common wall with your neighbor. Each of these comes with its own plunge pool, and the great room doors pocket back on two sides for that complete indoor/outdoor living flow.

The Villas have been so popular this year that two out of the three closed sales were sold before hitting the MLS. Prices ranged from $1,875,000 to $2,148,000 with location (meaning ocean view) and furnishings determining the range of prices.

Only one is currently available for sale, with an asking price of $2,088,000 (MLS 632921).

And Two Single Family Homes For Sale at Waiʻulaʻula

There are currently two of the Waiʻulaʻula Estate homes for sale. One is a 4 bedroom offered for $2,950,000 (MLS 634243); the other is a 3 bedroom offered for $2,995,000 (MLS 633607). Why, you might wonder, is the smaller home priced higher than the larger?

The difference is the view, With Waiʻulaʻula 424 having an expansive ocean view while Waiʻulaʻula 419 has primarily a mountain view of (currently snow-capped) Mauna Kea across the golf course. Location premium — fourth bedroom!
