Big Island’s Waimea January Home Sales Have Lower Prices

Home sales are off to a slow start in the Big Island’s Waimea for the month of January 2014 with a total of 8 sales. The wet side of town had the most sales with a total of 5 of the 8 sales. Overall, the average sales price was a somewhat low $383,976 – in large part due to the high percentage of wet side sales. This is quite low in comparison to the average sales price in 2013 for Waimea of $439,469.

There was very little room for buyers to negotiate a lower price as the average sales price was just 1.5% below the average asking price. And, surprisingly, distressed sales accounted for 25% of the total sales with two wet side sales of bank owned homes.
