Waikoloa Village Condos – The Right Neigborhood at the Right Price

Where to buy for your budget? Waikoloa Village is a great place for pride of ownership, but it can be tough deciding where to buy with so many options to choose from. Do you choose a condo with few amenities? Or a condo situated on the golf course with 2 swimming pools? Or somewhere in between?

It really depends on your tastes and price point, so I will go over some of your options so you can make an informed decision and ready yourself for the hunt.

Economy

Conveniently located along the 10th and 11th Fairways of the Waikoloa Village Golf Course, the gated condominium complex, Fairway Terrace, is divided in 2 sections: lower (units A to I) and upper (units J to N). You will find the lowest priced 1 and 2 bedrooms in the Village (asking prices from $87,000 to $118,000 for a 2 bedroom unit). If your price point is in that range, you may also want to explore Elima Lani Condominiums (from $125,000 to $129,900).

Moderate

Located along the 14th Fairway of the golf course, the draw of these units is the location since the Paniolo Club is within walking distance to the Waikoloa Village market, banks, medical facilities, etc. You are able to find 2 bedroom units from $139,900 to $278,000. Or you could compare with another complex of the same age (1980) and find a 1, 2, or 3 bedroom unit at Waikoloa Villas from $149,900 to $299,900. Located on the 9th Fairway of the Robert Trent Jones Jr. designed Waikoloa Village Golf Course, you will enjoy great lanais that overlook the beautifully landscaped grounds of the complex and the green views of the 8th and 9th Fairways.

Deluxe

Located adjacent to the golf course, the Waikoloa Fairways offer large wrap around lanai, Jacuzzi tub in the master bedroom, and central air-conditioning. You will find tennis, swimming pools, and golf at your door step. Units in the “A” building offer awesome golf and ocean views. Units in the “B” building offer magical mountain and golf views. Prices definitely go up! There are only 2 bedrooms and a half unit available from $359,000 to $449,000.

Premium

La crème de la crème and rarely available are the units at the Pointe at Waikoloa. Like new and built in 2006, these condos are spacious, have open interior with lots of windows, extremely large lanais, and spectacular ocean and golf course views. They also offer luxurious master bathrooms with soaking tub and walk-in shower. One unit is currently under contract and listed at $549,000. It will be interesting to see what the final sales price will be. Premium for sure!

There are plenty more options in Waikoloa Village and I can’t go over them all, but I am happy to assist you. Your choice depends on your personal tastes, the needs and desires of your family, and what your wallet can handle.

Aloha Catherine – this is a great summary of WV condos!! Can you tell me a little about the HOA fees? Which complex has the least expensive monthly fees, which has the strongest HOA, which has upcoming assessments?? Thanks!

Great Blog Catherine with an excellent summary breaking the condos into price ranges.It makes a great starting point for someone that wants to buy a condo in Waikoloa Village. It is best to narrow the field down before looking as there are so many complexes in Waikoloa and each one has its own unique flavor. I’m sure you’ve shown the same complex to buyers one week that as soon as you pull into the parking lot tell you that they don’t even want to get out of the car.. and the next week with different buyers you pull in and they instantly fall in love with the condos! Waikoloa has something for everyone!
